Public Hearing on Municipal Plan Amendment No. 10, 2021 & Development Regulations Amendment No. 15, 2021 (Residential Small Lot)
The Town of Portugal Cove-St. Philip’s has adopted Municipal Plan Amendment No. 10, 2021 and Development Regulations Amendment No. 15, 2021.
The purpose of Municipal Plan Amendment No. 10, 2021 is to amend Plan Policy 3.4.1 to add Residential Small Lot to the General Intent. The Amendment will also re-designate an area of land from Public Use to Residential. Development Regulations Amendment No. 15, 2021, will add Triplex dwelling, Quadplex dwellings and Row dwellings as examples to Schedule C, Residential Uses, Classification of Uses of Land and Buildings, Schedule B, add Residential Small Lot Land Use Zone to the list of Land Use Zone found at the beginning of Schedule C, add Residential Small Lot Land Use Zone Table to Schedule C, add illustrations showing standards for single dwellings, double dwellings, multi-dwellings and apartment buildings and re-zone an area of land at 1119 Thorburn Road from Public Use (PU) to Residential Small Lot (RSL).
As a result of the current COVID-19 public health emergency, the Department of Municipal and Provincial Affairs has temporarily waived the requirement to hold physical public hearings under section 18 of the Urban and Rural Planning Act, 2000. The Commissioner appointed by Council will only be accepting written submissions which will be considered and reflected, where appropriate, in their report to Council.
Anyone wishing to make an objection or representation for the Commissioner’s consideration shall deposit with the Town Clerk of Portugal Cove-St. Philip’s a written statement (hardcopy or electronically) outlining the objection or representation by 3:00 p.m. on the 7 day of January, 2022.
